HOW WE WORK

OCCUPIED STAGING: Using your furniture and accessories we will streamline your home. Our crew will stow away items and/or bring in select pieces to create a good balance and a friendly, inviting vibe. It is all about showing your home at its very best, so that potential home buyers will be wowed and feel right at home as soon as they walk through the door. We will prepare a competitive quote for you.

We also offer 2 hour consultations for a flat fee if you only want our expert staging advice. We will walk with you from room to room and leave you with a list of easy to take-it-yourself steps to streamline your home for Open House.

BOTH OCCUPIED and VACANT STAGING PROJECTS: We offer 20 minute complimentary meetings to see your home and get acquainted.

We will take measurements, photographs, make notes and go back to our desks to prepare your staging package, which will reflect the estimated cost for staging terms of 1, 2 and 3 months including the additional cost to extend each staging term, should that come up.

BOTH Occupied and Vacant Staging projects: Upon approval of our quote we ask that you sign our home staging contract at which time we require a non-refundable retainer to get started.

Your staging project covers:

  • the actual design: selection of furniture, accessories, lighting etc.
  • light cleaning only, installation, dismantling at the end of the staging term.
  • Optional: a consumer protection plan.

Deep cleaning, repairs, painting walls, installation of different light fixtures or new window treatments etc. is not included in our quote. If any of the above is needed, we will arrange for the work to be done and you will be billed separately.

At the time of hire we require 60% of the staging cost for the selected staging term and require the final 40% installment at the date of installation.

Any additional unforeseen costs such as repairs etc. will be billed separately. We will advise you and ask you to approve these additional costs before we go ahead and incur them. Those additional costs are due at the time of installation as well and you will be presented with a final bill.

THE AFTERMATH

We will do everything to ensure that the staging process goes smoothly and that the home looks fabulous, so that it will sell fast and favorably! When the staging term has expired we will vacate the home and leave the key in the mail slot.
